Where to stay in Orlando

Hi,
We're planning to book self-contained accommodation outside of the resorts through one of the sites like AirBnb. However, I'm overwhelmed by the number of places available in Orlando. There are literally thousands of aparments and townhouses on these sites and they're very hard to choose from.
So I'd like some advice on what part of Orlando to stay. We'd really like to stay in a nice area that has plenty of shops and restaurants nearby.
Is Kissimee a good option?
International Boulevard looks pretty good, but I can only find one place there called Vista Cay. I kind of figure that because we're visiting in January, we're not going to be able to use the pool and so forth.
Anyway, we're planning to go to both theme parks and will probably drive to each of them.

I think many on this site would recommend staying at a hotel or resort, but if you are looking to go to Disney, I would recommend Kissimmee as an option for "town"

I enjoy Sheraton Vistana Resort Villages in Lake Buena Vista - town next to Orlando.

Or Sheraton on International drive..
Both are beautiful resorts...
But you will need a rental car.
